IMPORTANT ANNOUNCEMENT

Dear Fairway Pines Homeowners and Residents,

In accordance with the Fairway Pines Homeowners' Association (HOA) governing documents and to ensure our community's continued maintenance, safety, and high aesthetic standards, the Board will implement a fine schedule for non-compliance with the subdivision's covenants and restrictions.

Effective April 1, 2025, homeowners who fail to adhere to the HOA's covenants and restrictions will be subject to the following penalties:
● First Violation: Written notice with a 10-day correction period
● Second Violation (if uncorrected): $50 fine, 10-day correct period, fine due within 30 days
● Third Violation (if uncorrected): $100 fine plus additional enforcement action
● Continued Non-Compliance: $150 fine plus interest and late fees until the issue is resolved

The fine schedule encourages compliance and preserves the quality of our neighborhood. If you receive a notice of violation, please address the matter promptly to avoid further penalties.

Welcome to Fairway Pines at Pheasant Run Homeowners Association. If you are new to our sub – check out our Welcome Page.

We are a subdivision in Canton, Michigan comprised of 309 single family residential homes intertwined with the Pheasant Run Golf Course, neighboring subdivisions and the Canton Township municipal complex and park system. Our association is responsible for the maintenance of the landscaping, irrigation, snow management, common utilities and general business with the common areas and we are a member of the PRRMA board.

The Pheasant Run Roadway Manager Association ("PRRMA") is an oversight board that is comprised of 5 members (2 township officials and 1 from each of the 3 member HOAs) that is responsible for the management of the entire roadway system (ROW) throughout Fairway Pines at Pheasant Run Subdivision, Fairways at Pheasant Run Subdivision, Pheasant Run Subdivision and Summit Parkway.

As a homeowner in our subdivision you are a member of the association and have rights and responsibilities as part of the organization. All homeowners, especially newer residents, are encouraged to review our bylaws & covenants.

Association Dues

2026 Annual Association Dues are $715.00. Please send payment to P.O. Box below.

2026 Association Dues postmarked after 1/31/2026 are subject to the following Fees and Penalties.
Payments postmarked after 1/31/2026 but on or before 2/28/2026, are $746.50. Added are a $25.00 Late Fee and a $6.50 Interest Penalty.
Payments postmarked after 2/28/2026 but on or before 3/31/2026, are $828.00. Added are a $100.00 Late Fee and a $13.00 Interest Penalty.
Payments postmarked after 3/31/2026 but on or before 4/30/2026, are $877.50. Added are a $143.00 Late Fee and a $19.50 Interest Penalty.


Association Dues not paid before 5/1/2026 will be charged an additional months Interest of $6.50 for a total of $884.00 and will be considered delinquent, and will be turned over to a collection agency who will place a lien on the property and add lien placement and release costs and add collection fees and cost of 35% to 50% of the amount owed. Additional Interest Penalties will be added until the time this delinquency is paid.
