Violation Penalty Schedule Now in Effect

The Board has implemented a formal violation penalty schedule to maintain community standards and protect property values for all homeowners.

Violation Stage Action Correction Period
First Violation Written notice 10 days
Second Violation $50 fine 10 days
Third Violation $100 fine + enforcement 10 days
Continued Non-Compliance $150 fine + interest & late fees

2026 Annual Assessment

Pay by January 31, 2026 to receive the base rate of $715.00

Payments received after the due date are subject to escalating late fees. Accounts unpaid after May 1 are referred to a collection agency.

After May 1, 2026, delinquent accounts are turned over to a collection agency. Collection fees of 35–50% may be added, and a lien may be placed on your property.

Fairway Pines at Pheasant Run is a distinguished residential community of 309 single-family homes in Canton Township, Michigan. Our neighborhood is uniquely integrated with the Pheasant Run Golf Course, offering residents a scenic and well-maintained environment year-round.

The association manages landscaping, irrigation systems, snow removal, and common area maintenance — ensuring Fairway Pines remains one of Canton's most welcoming communities. We are a proud member of the Pheasant Run Roadway Maintenance Association (PRRMA), which oversees roadway standards across four neighboring subdivisions.

Our all-volunteer Board of Directors works diligently to balance keeping assessments affordable while maintaining the quality and appearance of our shared spaces. We encourage all residents to get involved.
