About Homeowner Associations
When you purchased your home in Fairway Pines at Pheasant Run, you automatically became a member of the Homeowners Association. Membership is not optional — it is tied to property ownership and ensures our neighborhood remains a desirable, well-maintained place to live.
As of 2026, there are over 370,000 HOAs across the United States. HOAs play a critical role in maintaining community standards and protecting the value of your home.
Our Board of Directors holds fiduciary responsibility for all decisions affecting members. They are your neighbors — volunteers who dedicate their time to making Fairway Pines a community we're all proud to call home.
Your Annual Assessment
Each year, homeowners pay an annual assessment that funds the maintenance and improvement of all common areas. This includes:
- Landscaping and lawn care
- Roadways and street signage
- Street lighting
- Sidewalk maintenance
- Storm sewers and pond maintenance
- Irrigation systems
- Snow removal from common areas
The Board works hard to keep dues as low as possible while ensuring our common areas remain attractive and well-maintained. The 2026 annual dues are $715.00 if paid by January 31, 2026. See the Dues page for the full late fee schedule.
Trash, Recycling & Yard Waste
Curbside trash, recycling, and yard waste pickup in Fairway Pines is on Thursdays. (Subject to change around holidays — please check with Canton Township for schedule updates.)
Rolling bins must be used and are available through Canton Township or its waste partner. Plastic bags not placed inside trash bins are not picked up. For full details on trash, recycling, bulk, and yard waste see the Canton Township Trash Collection webpage.
Yard waste runs from spring through early winter, with pickup also on Thursdays.
Acceptable yard waste items:
- Grass clippings
- Leaves
- Wood debris and branches
Not accepted for yard waste:
- Food scraps or kitchen waste
- Animal waste
- Chemicals or treated wood
Architectural Guidelines
Any external modification to your home — including changes to paint colors, additions, fences, landscaping structures, or outbuildings — requires prior approval from the Board's Architectural Review Committee.
This process exists to maintain consistent subdivision standards and protect all homeowners' property values. Modifications begun without approval may require removal at the homeowner's expense.
