Why Approval is Required
The Architectural Review process ensures that all exterior modifications in Fairway Pines maintain the consistent standards and aesthetic that protect our community's appeal and all homeowners' property values.
Any modification to the exterior of your home — including but not limited to paint color changes, additions, fences, decks, sheds, retaining walls, landscaping structures, solar panels, or signage — must be approved by the Board before work begins.
Important
Modifications made without prior Board approval may be required to be removed or reversed at the homeowner's expense. When in doubt, ask first.
How to Submit a Request
To request architectural review approval:
- Email the Board with a description of your planned modification
- Include photos, drawings, or specifications where applicable
- Include the proposed materials, colors, and dimensions
- Allow time for the Board to review — do not begin work until you receive written approval
Review Guidelines
We're currently updating our full guidelines for online availability. The full Architectural Review Guidelines document can be requested from the Board. Key principles include:
- Exterior paint colors must be consistent with neighborhood character
- Pool fences and all other fences must meet township codes and subdivision standards
- Additions must be architecturally consistent with the home's existing style
- Landscaping structures should complement rather than detract from the streetscape
